The past decade has been a rough one for home buyers and for developers who slowed the rate of building due to the decline of home buyers.
But economic confidence seems to have returned over the past few years. One early indicator in Ferndale was the completion of The Meadows development (150+ lots) on Thornton Road by Horizon Middle School. The Meadows single-family residential development had stalled for a few years. But last year infrastructure was completed and home building has begun.
Other single-family residential projects currently in various phases of development include:
109 lots – Malloy Village – Phase II (Calico Loop – east of Malloy Avenue)
192 lots – Malloy Heights (6200 block of Malloy Avenue – west of Malloy Avenue)
10 lots – Ferndale Village (intersection of Malloy Avenue and Thornton Street)
17 lots – Maria Terrace – (5900 block of Malloy above the high school)
According to the City of Ferndale Online Permit Center the number of new single-family residence building permits applied for over the past few years is as follows.
84 – 2015
66 – 2016
66 – first half of 2017 (as of June 30th)
