FERNDALE, Wash. — A mixed-use development planned on approximately 5 acres along the southern side of the 70-acre property that was home to Riverside Golf Course continues to move forward and is scheduled to be reviewed by the City of Ferndale Hearing Examiner following a “virtual” public hearing scheduled for September 1st.
Property owner Can-America Exports, Ltd. is represented by AVT Consulting, LLC in proposing to build a 5,800-square-foot commercial building and 3 multi-family residential buildings with up to 240 units total. 2 of the residential buildings would be 3 stories tall and the other would be 4 stories tall.

According to documents submitted to the city, the development would be accessible via an existing driveway into the existing Taco Time restaurant parking lot from Riverside Drive. That driveway would be upgraded to serve as a new public right-of-way complete with utility extensions, curbs, gutters, sidewalks and street trees.
The development would use 150,000-cubic-yards of combined fill and grade to fill existing wetland areas and create raised building pads above flood elevation levels according to documents submitted to the city. Wetland and flood mitigation areas would be created elsewhere on the property to offset the filled wetlands and additional fill within the flood plain.
